Office Buildings Planned on North Commons Boulevard

Mayfield Village site is covered by 2005 court settlement.

Developer Sam Cannata and the Gatto Group real estate company want to build up to six small office buildings on North Commons Boulevard in .

The property, which is bounded by North Commons Boulevard and SOM Center Road, was part of a 2005 court settlement between Mayfield Village and Sam Costanzo. Cannata said he would like to build small offices that would be between 2,500 square feet and 20,000 square feet, depending on market demand.

"We've actually been working on this for over a year to get to this point," Cannata told the Mayfield Village Planning and Zoning Commission at a workshop meeting on Thursday.

Cannata said that as part of the court order, there is no access to the site from SOM Center. He plans to build in three phases, with the first one encompassing two buildings on land closest to North Commons Boulevard.

He's seeking approval of the first phase and the overall concept, acknowledging that the other phases may change over time.

"Each time we come up with an aspect of the plan, the village will have to review it and approve it," Cannata added.

However, the overall plan might change already – Councilman William Marquardt, a commission member, suggested that Cannata might want to use property the village owns north of the site.

"We're never going to use that property to the north for residential," he said.

Cannata said he'd been interested in talking to village officials about the land.

The project is expected to be on the agenda for the commission's Nov. 7 meeting.
