Hidden Woods Rezoning Makes Way for Developer's Six-Home Plan

Developer Brian Osborne says he is days away from acquiring property on SOM Center Road that will eventually become the space for six, single-family homes.

A 61-year-old home currently sits on the 1.1-acre property, 1032 SOM Center Road. Mayfield Heights City Council recently approved rezoning of the Hidden Woods lot from a single-family house to a single-family house subdistrict, clearing the way for Osborne's plan to demolish the home.

"We're excited about the project," Osborne said. "You're getting rid of obsolete housing stock and bringing in some great, new homes."

Osborne wants to file the subdivision plat within a couple of months so he can begin enlisting builders. He'll first have to go through an engineering phase with the city.

The property faces the south side of the Hidden Woods Trail entrance.

"(The new homes) are going to be nice, single-family homes," Osborne said. "They'll be at or above the quality of what's already there."
